Water and Foundations

Here in the South Texas area, we are just starting to see a break in the "hurricane" season.  After a rough, last few weeks, it seems like the weather is finally getting back to normal.  
 
Around this time you may start to notice problems arising in or around your home. Some problems you might notice right away are doors and windows sticking, pooling water, soil washout, or musty smells. Heavy rain and flooding, are the most common sources for these types of problems. This is because water is a leading source of foundation problems.
 
In South Texas, the clay soils retain a vast amount of water and become very soft.  When the soils become soft, they are not able to bear the heavy loads, causing them to sink. Along with rain and flooding, poor drainage can also cause problems.  If water is allowed to sit and pool around your home, either from poor soil grading, clogged gutters, or bad drainage the soils will absorb this water, again causing the soil to become soft.  
 
Plumbing leaks and broken water lines can also cause water to saturate into the ground around the foundation of your home. Often, plumbing leaks push soil out from under the home, creating a void into which a home or building can sink.
