Challenge

A homeowner in Seguin noticed their back porch was beginning to sink, raising serious concerns about the structure above. As the concrete patio settled, the porch roof was left bearing directly on the settling slab, putting the structure at risk. Left unaddressed, continued movement could have caused significant structural damage and compromised both the safety and appearance of the home.

Solution

The homeowner reached out to Baird Foundation Repair, and one of our System Design Specialists performed a thorough on-site inspection. The inspection revealed the outer edge of the concrete patio had settled due to shifting soil underneath. To restore the porch, our team injected PolyLevel®, a high-strength polyurethane foam, through small holes in the slab. As the foam expanded, it gently lifted and leveled the patio back to its proper position. We then sealed the joints and cracks with NexusPro® to prevent water intrusion and future soil erosion.

Results

The back porch was successfully lifted, stabilized, and protected from further settlement. By restoring the concrete patio to its original level, we eliminated the risk to the roof structure above and improved the overall safety and appearance of the home. The homeowner now has peace of mind knowing their porch is secure and built to withstand the elements for years to come.
