Concrete Expansion Joint Experts

Concrete is strong, but it’s not indestructible. Soil below your concrete driveway, sidewalk, patio, or pool deck can soften or erode as surface water runs through open cracks and joints. Weak soils and voids cause concrete to shift and sink, resulting in cracked, uneven surfaces.

Proper concrete caulking and sealing help to protect your driveway or walkway from soil erosion, prolonging the need for replacement or repairs down the road. At Baird Foundation Repair, we use NexusPro®, a silicone-based crack and joint sealer. NexusPro® offers a long-lasting and durable solution that will stand up to harsh weather conditions and keep moisture from seeping beneath your concrete, where it can cause further problems. When we install NexusPro®, we prepare and clean the concrete cracks, insert the product, and then finish it off with native sand to give the whole surface a clean, finished look. Unlike traditional polyurethane sealants, NexusPro® resists UV rays, which means it won’t crack, bubble, or dry. Plus, the drying time is a fraction of that needed for other urethane-based caulking products.

Signs You Need Expansion Joint Sealant

Cracking or Splitting: Indicates dried-out sealant, letting water and debris in.

Pulling Away From Sides: Sealant detaches from joint sides, allowing moisture in.

Bubbling or Degradation: Caused by UV, temperature changes, or chemicals, showing sealant breakdown.

Unsealed New Concrete: Even brand-new joints should be sealed to prevent early damage and extend the life of the slab.

Separating: Gaps between sealant and joint indicate a broken seal, risking water damage.

Frequently Asked Questions

An expansion joint in concrete is a deliberate break or separation in the concrete slab or structure. It allows for controlled expansion and contraction of the concrete due to temperature changes, preventing cracking. Expansion joints help relieve internal stresses that build up within the concrete as it expands and contracts.

The maximum size of a concrete slab without expansion joints depends on various factors, such as the concrete mixture, reinforcement, and environmental conditions. Generally, expansion joints are recommended every 20 to 30 feet in residential concrete slabs. For larger commercial or industrial slabs, expansion joints may be required at closer intervals. Consulting with a professional concrete contractor like Baird Foundation Repair is advisable to determine the appropriate joint spacing for your specific project.

Yes, concrete can crack without proper expansion joints. As concrete expands and contracts due to temperature changes or other factors, internal stresses build up within the slab or structure. Without expansion joints to accommodate this movement, the concrete may crack and potentially lead to more severe damage over time. Properly designed and installed expansion joints are crucial for preventing cracking and ensuring the longevity of concrete structures.

Adding expansion joints after pouring concrete is generally not recommended and can be challenging. Expansion joints must be planned and installed during the initial concrete pouring process. Attempting to cut or create expansion joints after the concrete has cured can weaken the structure and may not provide the desired relief from expansion and contraction stresses. If you suspect that your existing concrete lacks proper expansion joints, it is best to consult with a professional concrete repair company like Baird Foundation Repair for an evaluation and appropriate remediation solutions.

To stop an expansion joint from leaking, several measures can be taken. First, ensure that the joint is clean and free of debris before applying a suitable sealant. Use a high-quality, flexible sealant specifically designed for expansion joints, following the manufacturer’s instructions for proper application. Additionally, consider installing a water stop or joint filler material within the joint before sealing to prevent water migration. If the expansion joint is severely damaged or leaking excessively, it may require professional repair or replacement by a company like Baird Foundation Repair to ensure a long-lasting and effective solution.

We had extensive work done to replace joists and base plates under our 92 year old house. The entire team was professional and paid close attention to detail throughout the job. It started with our sales rep, Brandon, and continued on through the crew that came to do the work. The crew was led by Juan and supported by Carlos and Israel, along with the rest of the crew doing the work. I could not be more pleased with the work they did and would highly recommend Baird for any pier and beam foundation work.
